This is a remote position for applicants that do not live local. We will provide all equipment to do the necessary functionalities of the position.
What you’ll Do:
SRS Distribution (“SRS”) is immediately seeking an experienced Real Estate Manager (“REM”) to support our real estate expansion strategy (Greenfields) and high volume of lease renewal transactions across the US. The ideal candidate will have experience managing a large volume of leasing transactions with specific experience in industrial warehouse and industrial outside storage (IOS). The successful candidate will have an agreeable and flexible mentality and be comfortable with a low-bureaucracy organization where speed, adaptability, and a field-first mentality are paramount.
Manage high volume deal flow and negotiate leases and build-to-suits under demanding timeframes for Greenfields, in-fill growth, relocations, and lease renewals
Manage broker partners in assigned region to draft and negotiate Letters of Intent (LOIs), Leases, Subleases, and License Agreements from inception to execution
Work with internal and external legal counsel in preparing and reviewing real estate related legal documents
Work closely with the construction & facilities team, national broker account services team, local market brokers, internal and external legal counsel, field operations leaders, lease administration, FP&A, and accounting throughout the lifecycle of the real estate deal
Effectively communicate expectations, requirements, and status of deals to key business partners – both internal and external
Develop and maintain strong relationships with internal business partners
Partner with FP&A to provide rent and CapEx figures for executive approval process
Other projects and duties as assigned
Requirements We Look For:
Bachelor’s and/or Master’s degree in relevant area of study (business, real estate, finance, economics)
5+ years of commercial leasing transaction experience within a similar multi-site operating company or real estate services firm focused on a high velocity of annual transactions in multiple states/regions
Working knowledge of the industrial real estate market and economic factors impacting landlord and tenant side including supply/demand forces impacting industrial real estate
Demonstrated skills in the areas of commercial lease negotiations with a proven track record to source, negotiate and execute new commercial leases nationally
Working knowledge on crafting LOIs, understanding lease clauses and their impact to the organization from a legal/risk perspective and a lease administration perspective.
Proficiency with real estate principles, legal terminology, and provisions in standard commercial leases, as well as working knowledge on real estate finance principals and methodology
Experience taking opportunities from market research and planning through site selection and lease negotiations
Excellent planning, organization, and time management skills; Effective resource management and project management skills
